Epp Lumiste and Elin Uusväli write about lease contracts and guidelines for renting business premises
In the accounting newsletter Raamatupidamisuudised Pluss (No. 1, 2017) attorney-at-law Epp Lumiste and attorney Elin Uusväli are writing about the important points to be considered by the renter before entering into a lease contract.
Continuous development and construction of business premises is providing entrepreneurs with many possibilities regarding the location and conditions for the place of activities. Some analysists have already expressed their opinion that competition in real estate sector is becoming extremely high. Therefore, upon selecting the premises, entrepreneurs as renters should not forget that there are many lessors and just as many different lease contracts.
Besides prescribing the obligation to pay rent, the lease contracts nowadays may also include number of inconvenient additional clauses. For example, the possibilities of the renter to terminate a contract concluded for a specified term may be very limited or even non-existing. Thus the lessee should be ready to begin negotiations with the lessor at least regarding the provisions for terminating the contract.
